Luxurious property ideal for Large Groups in North Cumbria which has been uniquely refurbished to reflect the original style. The house has a boutique feel to ensure your family and friends can relax and unwind in total comfort with stunning views across the River Eden.

Located in the beautiful village of Armathwaite with a couple of country pubs serving good food and local beer, both are just a short walk from the house, there is also a fabulous village shop. This area is ideal for exploring the Lake District, Eden Valley, Hadrian’s wall, the Scottish borders and the North East, it is a great central point to meet up with friends and family located equal distances between the historic city of Carlisle and the market town of Penrith with its independent shops and cafes. For any train enthusiast the village has a train station on the famous Carlisle to Settle railway line. The Rheged heritage centre is just a short drive away, this grass roofed building and gallery in a former quarry has a huge 3D cinema screen, cafe and is host to various exhibitions and shows.

Entering the house there is a covered porch which leads into the hallway where there is lots of storage for your outdoor gear. You will enter the bright open plan kitchen and breakfast area which has a large table overlooking the stunning mature garden and patio. The kitchen is well equipped with an electric oven and hob, multifunctional microwave, combined fridge/freezer, dishwasher, coffee machine, smoothie maker and instant boiling water tap. There is a large American fridge freezer and ice-machine as well as a washing machine and warm drying area in the utility area which is just off the kitchen. The kitchen leads through to the spacious lounge which has stunning views over the River Eden. There are lots of comfortable seating for the whole party and a cosy gas fire and wall mounted Smart TV. From the lounge you will find a formal dining area again with garden and river views. There is also a ground floor wet room and WC off the dining hall which is perfect to use after relaxing in the hot tub or after muddy bike ride or run! The garage has been converted into a games room; this is perfect for the younger members of your family. They can escape and have a game of pool or enjoy a board game or two! As you head up the stairs to the first floor you will find 5 bedrooms which all have Smart TV’s, black out curtains and an individual design and style, they offer a sense of peace and relaxation and a haven to get away from it all. All the bedrooms are en-suite with marble finish, WC, underfloor heating with heated towel rails. The first bedroom is a king-size bedroom with an en-suite bathroom featuring a double bath, shower over the bath and double basins. The second bedroom is king-size with en-suite – featuring a walk-in shower and double basins. Bedroom three has a super-king-size bed the en-suite has a double bath and a shower over. This bathroom is ‘Jack and Jill’ style and does have access from the landing. Bedroom four has a super-king-size bed with an en-suite featuring a walk-in shower. The fifth bedroom is a twin bedroom(can be made up into a super-king on request) which can be made up as a king-size zip and link bed on request. The en-suite bathroom has a bath with shower over. On the first floor there is a study and ‘hidden’ library along with a sheltered, covered balcony with seating for two overlooking the garden. All of the bedrooms have either garden or river views.

Heading outside, there is a large mature garden and orchard with ornamental and fruit trees. There are two patios one to the rear of the property outside the kitchen and another in front of the lounge overlooking the river. Both patios have tables and chairs and there is a charcoal BBQ on the patio near the kitchen. The pièce de résistance is the 7 seater hot tub which is under cover and is the perfect place to kick back and relax after a day out exploring the stunning Eden Valley. There is a large private drive which can accommodate up to five cars.
